Lot:
        This property has 150 feet of shoreline on the Sandy River Lake. The shoreline appears to be hard (some sand) with weeds growing in front from the lack of use. According to the neighbors, there is muck once you get out from the shore. The lot is a level, nicely wooded area and has an outlot that is connected to the back of this lot. The outlot is where the garage is located.

On the main floor, are two bedrooms, bathroom, living room, kitchen and dining room. The living room walks out to a covered deck that overlooks the water. The home is not totally finished upstairs. The house was built in 1976 with the deck/patio being added on in 1979.
        Also included on the property is a boat house that is 20 x 24 with storage above it that was built in 1981.
        On the outlot is a three stall garage (24x38) with work area / storage above it. This was built in 1991.
        The property has well and septic on it.  It is being sold as is. As this is a forfeited property, we have no knowledge of the condition of the internal components of the property, or the condition of the well and septic. According to the present records in the zoning office, the property has 2 - 1500 gallon holding tanks. These will need to be pumped and inspected. The buyer would be responsible for any repairs or replacement of anything on the property. The purchaser is responsible for bringing the property and septic up to compliance.

Driving Directions: 
       From McGregor, Mn. go north on Hwy 65 - 7 miles and turn west on Hwy 232. Go approx. 1 mile to 482nd Lane. Go in about 1/2 and at the T turn north. Follow the road to the end and turn to the right when it goes towards the water. Look at the picture and look for the signs.

Points of Interest:
        Aitkin County has many acres of public lands that are open for hunting and recreation purposes. It has over 600 miles of groomed snowmobile trails, approx. 120 miles of maintained ATV trails, and 365 lakes for fishing and recreation. Aitkin is the county seat for Aitkin County and has the government offices located there.
         FYI - Aitkin County is 153 years old this year. Aitkin County was established in 1857 and has been in existence 1 year longer than Minnesota has been a state. If you purchase this property, you will become a member of a long established county.

Nearest town:
       The City of McGregor is located approx. 9 miles away where you can find the essentials. Also located in the Big Sandy area are numerous resorts, restaurants and bars.
